A "handsome" detached house with potential development land to the rear was sold at auction in February. Located on Abbots Road South in Humberstone, this property had a guide price of £425,000 but was eventually sold for £655,000, exceeding its estimate.
The house featured a large, three-bedroom detached residence with three reception rooms and a spacious hallway and landing, which required full renovation. To the right was a drive/garage, providing access to a large plot to the rear of the property, offering development opportunities subject to planning permission.
Three-Bed Bungalow - Hickling

A three-bedroom bungalow in a "desirable" Leicestershire village exceeded expectations at auction. The property at Cromwell Field Farm in Hickling, near Melton, came with brick barns and had a guide price of £350,000 before going under the hammer.
Set on approximately 0.38 acres of land, the property included a 63 sqm barn alongside other outbuildings and stores. During the auction in February, the final hammer price reached £380,000, smashing the guide price by £30,000.
Conjoined Period Buildings - Leicester City Centre

Two conjoined "prime" period buildings in Leicester city centre were sold at auction in April. Located on London Road and University Road, these buildings had an asking price of £1.5 million but were sold for £1,560,000, surpassing their estimates.
The pair of period buildings had been interconnected to provide one large educational facility, incorporating a mixture of open plan and cellular rooms and offering more than 26,000 sqft of accommodation. Internally, there were welfare facilities and ancillary storage, along with a large function hall featuring a balcony looking over.

A tiny one-bedroom cottage, thought to be among the smallest homes in Leicestershire, was sold at auction in April. Located in Hillside, Castle Donington, this property had a guide price of £59,000 but was sold for £90,500, exceeding the guide price.
Despite its small size, the home contained features including an integral store and toilet on the lower ground floor. It also included a lounge, kitchen, bedroom, and bathroom across its modest footprint.
Terraced Villa - Coalville

A three-bedroom terraced villa in need of full renovations went to auction in January. Located on London Road, Coalville, this property had a guide price of £90,000 but was sold for £125,000.
Auctioneers described the property as a "great opportunity to create a wonderful family home." They noted that it was well placed for Coalville town centre and offered "excellent" room sizes throughout, retaining some original features such as doors and cornicing.

A two-bedroom bungalow was sold at auction in March. Located on Seagrave Road, Mountsorrel, near Loughborough, this property had a guide price of £90,000 but was sold for £129,000.
Auctioneers described the listing as a "development opportunity" with scope for demolition and development of a larger, potentially three to four-bedroom detached property, subject to planning permission.

A three-bedroom detached house requiring modernisation was sold at auction in February. Located on Seagrave Road, Sileby, near Loughborough, this property had an original guide price of £150,000 but was sold for £214,000.
The property backs onto the local Park and is within an easy walk of the range of village amenities and train station. Auctioneers noted that it offers well-proportioned accommodation along with parking to the front and a good-sized rear garden.
